FASTER PERMIT APPROVALS
Building with steel is much faster then building with
wood starting at the very beginning. Designing the home can take weeks to months
to complete. In most cases it takes several months for an architect to
draft a set of plans for a wood frame home. The engineering can take a few more
months, and before you know it your six months down the road. Now your
ready to deal with the local building department that can take several more
months to approve you project and were now a year older and haven't broke ground
yet. Once our customer has approved the design of the home, our steel framed
homes come with certified structural plans & engineering included. This takes
weeks not months, and now where ready for submittal to the building department.
Our last wood framed home took a year and three months to have permits approved
through the local building department, however we just had a 3000 SF. steel
framed home approved in twenty three days. There are several different reasons
this happens. First when you submit plans for a wood frame home to the building
department you have an engineer checking the plans for approval. They are facing
off against the engineer who engineered the plans which results in corrections
to be made. This is not because something was wrong ,but only because you have
to different engineering opinions of how something is to be done. Unfortunately
this takes a lot of time, thus causing delays. Our steel homes are
designed and certified to the criteria of the MBMA building standards which are
much tougher standards then the local building department standards. The
building departments recognize the certified engineering as superior process the
plans very quickly. Combined with our high efficiency green building status we
appreciate an accelerated permit approval process.
FASTER BUILDING PROCESS
When building with wood every piece has to be checked as even
cut lumber is inaccurately cut. This is a waste of time and resources. Steel on
the other hand is absolute in it's manufacturing. Every piece is the exact size
every time which yields a faster building process. Our homes are considered
modular in the since that the structural framing is cut and fabricated in the
factory and sent to the job site for assembly. This makes for a much quicker
building process. In the steel building process we do not have to wait for set
and settling factors like wood framed homes as the steel stays right where we
set it and never moves. that means we can keep moving undelayed. Steel
framing comes with pre-drilled holes and cutouts which allows much quicker
installation of electrical, plumbing etc.
