Steel low rise buildings are rapidly gaining on the concrete tilt up commercial market. This is due to the superior building qualities that are found in the steel buildings of today. These steel structures come with a $2,000,000.00 structural warranty that includes contents. There is no such warrantee with any wood or concrete structures. The next warranty is the 20/30 on painted metal parts and trim. This means 20 years on paint chipping, cracking, allowable fade and 30 years on paint separation. Beyond these features there are other advantages. The first and most obvious advantage of  steel buildings are the cost, ranging from 20 to 30% cheaper then any other building. The reason these buildings are so much cheaper starts with  materials. The steel is bought at very large quantities bringing the price down below wood and concrete. Then we move to the plans and engineering witch are certified and included with the cost of the structure. Now lets talk about timing, it takes half the time to build a steel structure. this saves allot of labor costs, and allows the client to start leasing much quicker. This allows the client to make money much quicker.

    Now lets talk about maintenance. The owner of these steel buildings loves the maintenance, because there's not much of it, witch saves lots of money. you don't worry about termites, dry rot, water rot, or mold damage with steel. Painting is another process that takes very little maintenance because the painted metal parts last 20 to 30 years without recoating. These buildings are also very efficient, and carry an energy star rating. These buildings have a phenomenal class C fire rating witch keeps insurance rates much lower annually. The low maintenance leaves common area expenses low creating a win fall for both owner and tenant. 

    Aviation facilities can be quite economical in standard steel construction. A more expensive look can be achieved by adding stucco and other cosmetic effects.

   Public storage facilities can be built economically in the standard steel construction, and still carry all the great warranties. We can also design a custom facility with stucco exteriors and clay tile roofs to meet any city criteria. We also have a build and manage program witch works like this. We build the facility and then manage the facility for you using your property for a period of time. At this time the facility would then be turned over to the owner for management or continued contract management by GKS.
